Nearly half the homes purchased in 2025 in Athens and Thessaloniki were no larger than 75 square meters, according to data processed by the REMAX Hellas network of real estate agencies.
This is a development that has been particularly evident in recent years and shows the shift of interested buyers to smaller sized homes as a result of the large increase in sale prices in recent years.
Of the thousands of residential sales carried out in 2025 in Attica, 45.8% were for homes up to 75 sq.m., of which 16.8% were small properties up to 50 sq.m. The remaining 29% of homes were from 51 to 75 sq.m.
In Thessaloniki, 48% of homebuyers chose apartments up to 75 sq.m., with 18% consisting of units no larger than 50 sq.m. and the remaining 30% ranged from 51-75 sq.m.
In medium-sized properties – around 76 to 100 sq.m. – 26.3% of buyers in Athens opted for those, while 35.5% of home buyers in Thessaloniki closed the deal for those.
