The Greek holiday home market grew 10.8% so far this year compared to the same time in 2025, driven by high demand from abroad, especially for new constructions.
According to a survey published on Monday by Elxis – At Home in Greece, which specializes in the purchase of holiday homes by foreigners, during the first four months of this year the average selling price of a holiday home nationwide was €3,400 per square meter.
That’s an increase of 10.8% from last year, which was €3,067/sq.m.
Notably, these are prices based on actual purchase and sale contracts. The “driving force” of this increase in the first four months of 2026 is the purchase of newly built holiday homes where buyers from abroad are the main focus.
The average selling price of such properties this year has been €4,245/sq.m., an annual increase of 12% from €3,790/sq.m. last year. The average price of signed contracts also grew, by 12.5%, to €507,427.
