Savills Greece, the real estate services company, says in its latest report that in the whole of Athens over the last two years, the increase in prices of newly built homes was 18.4%, compared to an increase of 28.5% observed in the period 2021-2023.
The sale prices of newly built homes have been increasing at a slower rate in the last two years (2023-2025), especially in the priciest areas of the capital, compared to the two previous years (2021-2023). That’s according to Savills Greece, which released its annual report on the housing market.
The real estate services company finds that in the whole of Athens, in the last two years, the prices of newly built homes increased 18.4% compared to a 28.5% increase in 2021-2023.
According to Savills’ analysis, this development reflects the current picture of the housing market, where the cost of acquiring a newly built home “is now approaching the highest point of affordability.”
That seems to be turning more buyers toward older and more economical houses.
