Athens’ home sales price growth rate fell to the European average, at 4.2% on an annual basis, with the average sales price estimated at €2,500 per square meter, according to data recently published by the Global Property Guide.

This is attributed to the gradual normalization of prices after the rise in 2025 – coinciding with the “My Home 2” program – which provided a significant boost to prices.

The Athens market is now far from the fast lane of Europe, with Sofia in neighboring Bulgaria surpassing its peers.

It recorded an annual increase in sales prices of 32.7%, with the average – €2,680/sq.m. – now higher than in Athens.

The increase in the incomes of Bulgarians and the upward trend of demand aren’t the only contributors.
