The average price per night in short-term rental accommodation in Greece increased by 12% in June. The increase far exceeded the European average of 7.5%, says specialized research company AirDNA in its latest monthly analysis of the European short-term rental market.

According to its data, the average price per night in Greece was €178.80, well above the European average of €150.

Ahead of the peak summer season (July-September), increases in Greece will likely be even higher. Based on data so far, an annual increase of 17.8% is predicted, while demand (based on reservations made) is moving at a growth rate of 4.9% for the rest of the summer, while occupancy remains relatively unchanged (0.7%).

However, especially in June, demand in Greece fell 2.1%, while the average occupancy appears stable at 64.5%. Still, hosts managed to fully compensate for this picture, thanks to the simultaneous reduction in supply, which also led to higher prices.

Based on AirDNA data, today, the number of accommodations nationwide is 154,000 (regarding properties with at least one reservation in the last month), which is 2.5% lower than June 2025.
