The first signs of a slowdown are being recorded in the Athens land market. But according to market sources, the effect should have been greater, following the decision of the Council of State at the beginning of 2025, which abolished building bonuses and reduced (30-40%) the allowable buildable areas of buildings.

According to the annual survey of chartered surveyors Geoaxis for the plot market in greater Athens, the average price increase in the last 12 months has been 4.21%, from 5.6%.

For the purpose of the research, Geoaxis has selected five representative areas. In the last year, the biggest increase, at 5%, was found in Palaio Faliro, southern Athens, with the estimated average asking price of €1,700 per square meter (from €1,620/sq.m. last year), while the area of Ambelokipi follows with an increase of 4.7%, to €2,727/sq.m., from €2,605/sq.m. Next is the area of Holargos where an increase of 4.17% is recorded (to €1,350/sq.m., from €1,296/sq.m.) and Maroussi where the values of plots of land show an annual increase of 4%, to €972/sq.m., from €935/sq.m. A smaller increase of 3.2% is observed in Peristeri, western Athens, with the average price standing at €1,000/sq.m., from €967/sq.m. a year ago.
