Asking prices for homes listed in ads, and actual sale prices – at least those listed in the contracts registered in the Real Estate Transfer Values Registry of the General Secretariat for Information Systems – have a big difference, in the range of 40-45%.

This is based on data processed by the ReDataset of the RCG Group and included in the IOBE Bulletin on Private Debt in the Economy during the second quarter of the year.

According to that data, there are very significant discrepancies, reaching 41% in the case of the southern suburbs of Athens, while large differences are also observed in the center of Athens with 38%, in the western suburbs with 30% and in the northern ones with 29%.

In Piraeus, the distance between the asking prices and the prices of actual transactions reaches 28% and in Thessaloniki 27%.

This certifies that a portion of sellers value their property at unrealistic values, while the data included in the register often concern transactions where the official value of the transferred property is declared and not the actual value of the transaction.
