The Social Cohesion and Family Ministry aims to announce the first housing development tenders through the new institution of “social compensation” by the end of 2026. In the first phase, eight public properties are to be utilized for this purpose, of which the four most mature are located in Paiania, Larissa, Kalamata and Pyrgos.

“In these properties, we estimate it is possible to build a total of 400 new apartments, of which at least 130 will be allocated exclusively to vulnerable households, with reduced rent. Based on the current technical and economic assumptions of the social compensation model, a portion of the housing units (30%) will be available for affordable rental, while the remainder (70%) will be utilized to ensure the sustainability of the development. The scheme results in over 130 affordable housing units, in addition to the other housing units provided for in the overall development model. The exact figures will be finalized after the full urban planning, technical and competitive maturity of the properties,” Konstantinos Gloumis-Atsalakis, Secretary-General of Demographic and Housing Policy, tells Kathimerini.

According to him, the first tenders may not concern each property separately, as the solution of grouping is also being examined, in order to accelerate the process. “Overall, calculating all eight properties that we have listed for social compensation, a total gross buildable area of 42,000 sq.m. results,” says Atsalakis.
