The government is trying to deal with the housing crisis with a set of 14 new measures that will be implemented in the coming years, while another 36 interventions, totaling €6.5 billion, have already been implemented. Those include the two “My Home” loan programs, the housing upgrade programs and the rent refund.
According to the provisions of the National Strategy against the Housing Crisis 2026-2035, which was approved in August, the new measures are expected to be introduced gradually and based on a priority scale.
The first phase, going until the end of 2027, concerns measures that can be activated soon and create the initial conditions for the implementation of the overall strategy. The focus will first be on the creation of a Single Housing Policy Agency and its connection with the land registry, as well as a specialized Custodian Fund for the development of a portfolio of social housing.
The immediate implementation measures also include the creation of a new, specialized Golden Visa category, aiming to connect investment activity in the real estate market with the activation of homes for real housing use. The measure provides for the possibility of acquiring a portfolio of more than one property, instead of exclusively investing in a single property, provided that the properties are made available exclusively for long-term lease within a specified period of time.
