Western Cape continues to experience strong population growth and sustained demand for housing, while the supply of well-located, developable land remains constrained.
The need for affordable housing in Cape Town and the Western Cape is undisputed.
However, addressing affordability requires recognising the structural factors that make housing delivery in the province considerably more expensive than elsewhere in South Africa, says the Western Cape Property Development Forum (WCPDF).
The WCPDF says the Constitutional Court's recent judgement against the Western Cape Government and City of Cape Town on affordable housing presents an important opportunity for government, the private sector and civil society to work together on practical, long-term solutions to one of the province's most significant socio-economic challenges.
“We believe that increasing the supply of well-located housing will require a combination of faster planning approvals, the strategic release and redevelopment of public land, innovative funding models and closer collaboration between all three spheres of government and the private sector, says WCPDF chairperson, Deon van Zyl.
