The data center arm of real estate firm TA Realty has acquired a data center-zoned land parcel in Sterling, Virginia.BizJournal reports JK Land Holdings sold land in Sterling at 45564 Thayer Road for $60 million to an affiliate of Boston-based TA Realty.TA Realty paid Chuck Kuhn’s land acquisition arm $6.1 million an acre for the 9.82-acre site just south of Dulles Town Center. The off-market deal closed on June 8.Kuhn told BJ that TA Digital Group, the data center development arm of TA Realty, approached BJ with an unsolicited offer, and BJ decided to sell the property. The land has approval for a two-story data center building.“This is becoming the market value for fully entitled, site plan-approved data center ground in the area,” Kuhn said, who confirmed TA aims to develop a data center on the site.TA Realty declined to comment to the publication.The land was already zoned for by-right data center development when JK bought it. Such sites are becoming increasingly rare since Loudoun County removed data centers as a by-right.CyrusOne, Csquare, EdgeCore, COPT Defense Properties, and Amazon have data centers in operation and/or development nearby.JK Land Holdings is a major data center player in Loudoun County with multiple projects in various stages of development across the county.Mitsubishi Estate-backed North American real estate investment firm TA Realty launched a dedicated hyperscale data center development arm last year. TA Realty’s data center platform totals more than 12 projects owned or controlled across its investment vehicles, representing nearly 3GW of power capacity.On its website, TA Digital lists five projects around Virginia, totaling 13 buildings and 1.13GW of capacity, though few further details have been provided.In addition to Northern Virginia, the platform includes assets in Chicago and Atlanta, with plans to expand further.
