New Delhi: National real estate developers are rapidly expanding their presence in the National Capital Region's residential market, long dominated by regional players, as homebuyers increasingly gravitate towards branded properties signalling a tilt towards a more institutionalised and brand-driven residential landscape.National developers accounted for over 13% of new residential supply in NCR by the end of 2025, up more than fourfold from just 3% in 2022, according to data from real estate services firm Anarock. These developers include Godrej Properties, Prestige Estates, Tata Housing, Mahindra Lifespaces, Adani Realty, Sobha, Shapoorji Pallonji Group and Birla Estates.Oberoi Realty and Lodha are expected to join the list this year. Of the 25,355 residential units launched in NCR in 2022, large developers from beyond the region contributed for less than 700 units. But out of the 61,775 units launched in 2025, nearly 8,100 units were by national players, Anarock data shows.
