Accenture Solutions Pvt Ltd has leased more than 10 lakh sq ft of office space at Aparna Technopolis in Hyderabad, in one of the largest commercial office transactions this year, as per realty market analytics firm Propstack.The company has taken on lease approximately 10.17 lakh sq ft of chargeable area (7.57 lakh sq ft carpet area) across the second to the eleventh floors of the property, owned by Aparna IT Hub LLP. The lease commenced on April 1, 2026.According to documents accessed by businessline, Accenture will pay a starting monthly rent of ₹7.53 crore, translating to ₹74 per sq ft. The agreement carries a security deposit of ₹29.5 crore and provides for an annual rental escalation of 4.25 per cent. Based on the agreed rentals, the total lease value over the tenure is estimated at about ₹1,000 crore.The transaction has been structured in two phases. The first phase covers about 5.18 lakh sq ft, with a lease commencement date of April 1, 2026, and a 10-year tenure. Rent for this phase begins after the rent commencement date of December 16, 2026.The second phase spans nearly 4.99 lakh sq ft, with lease commencement from September 1, 2026, for a tenure of nine years and seven months. The rent commencement date for this phase is February 1, 2027.The deal underscores sustained demand from global capability centres (GCCs) and large technology firms for premium office space in Hyderabad, which continues to attract occupiers owing to its established IT ecosystem, availability of Grade A commercial developments and comparatively competitive occupancy costs.Published on June 23, 2026
