The revival of the long-delayed Sports City projects in Noida will unlock nearly 20 million sq ft of real estate in the region. In March, the Supreme Court cleared the way for construction to restart after almost three years of stagnation.At least half a dozen developers have already entered into joint development agreements with the original allottees.Sports City projects were planned at four different locations in Noida. One land parcel across Sectors 78, 79, and 101 was allotted to Three C, and another in Sector 150 to Lotus Greens Group.Also Read: Air India Express defers Noida Airport launch, exits Hindon amid cost-cuttingWhile Logix Infra Developers also received a plot in Sector 150, ATS Homes was allotted one in Sector 152.Developers who have taken land include County Group, Gaurs Group, and Sam India, while many others are in discussions.“We have taken two land parcels in Sports City and will soon develop a project. The clarity from Noida Authority on the future of Sports City has opened up some prime land parcels in Noida,” said Sachin Garg of Sam India.Bhutani Group has also planned a Sports City on a 240-acre sports-led destination in Sector 150 of Noida.With an investment of over Rs 15,000 crore across sports infrastructure, integrated luxury sports and wellness residences, recreational amenities, landscaping, and supporting ecosystem infrastructure, Bhutani Group is also engaging with several reputed developers and domain specialists from across India to collaborate.“Thousands of homebuyers are greatly relieved by the progress made in settling the protracted conflict around Noida's Sports City projects. The ending of long-pending litigation shows the intention of the UP government to effectively implement policies and frameworks for ease of doing business and to support the real estate industry,” said Dinesh Gupta, president, CREDAI Western UP.The decision will benefit approximately 8,000 buyers who have been waiting for years for property registration, while also positively impacting around 10,000 other buyers and investors.The Sports City scheme has been one of Noida’s most ambitious initiatives, envisioned to integrate sports infrastructure with residential development.A freeze imposed in 2021 had affected thousands of families, dozens of developers, and around 60 projects. Now, the Authority’s move to set specific timelines for developing sports facilities and completing residential projects will accelerate stalled work.Also Read: Why Noida and Ghaziabad cab drivers prefer filling CNG in DelhiIn Sector 150, the Supreme Court has cleared the start of the project where the original allottee had sub-leased the land to 24 developers. About 18,000 units are part of the 300-acre project. A similar resolution was followed in two other Sports City projects in Sectors 150 and 78–79.Accepting a settlement reached between the Noida Authority and the Lotus Greens Group, which was allotted the project, the Supreme Court issued a set of directions that unlocked the project’s next phase.During the hearing, the Solicitor General informed the court that the Noida Authority will lift restrictions imposed on the projects at its board meeting to be held in the next 30–45 days.Lotus Greens has agreed to clear all arrears and adhere to a strict construction timeline, which the court has accepted as part of its interim order.Lotus Greens Group is now entering into joint development agreements with other developers to ensure project completion and payment of dues to the authority.Sports City is planned as a premium urban hub featuring sports infrastructure, including a stadium, athletic track, swimming arena, and dedicated cricket and football grounds.The Noida Authority will retain a lien on 20% of units as security, and the penalty for delay in project work will be waived for the March 2020 to March 2022 period.Builders will be able to get occupancy certificates only after full payment and completion of the project.Developers have been seeking clarification from the Noida Authority after it restricted the buying and selling of plots in five designated Sports Cities in Noida.As per the original plan, 70% of the total land had to be developed as sports amenities, 28% as group housing, and 2% as commercial and institutional properties.
