The Telangana Real Estate Regulatory Authority (TG RERA) has directed a Hyderabad-based developer to complete pending infrastructure and common amenities in Balaji Elegancia villa project at Kompally within 60 days, after finding that several facilities promised to homebuyers remained unfinished despite the project crossing its completion deadline.The order came in response to a complaint filed by the Balaji Elegancia Villa Owners Mutually Aided Co-Operative Maintenance Society, representing villa owners who alleged that the developer, M/s Balaji Constructions, had failed to provide a range of amenities that were advertised at the time of sale and included in agreements executed with buyers.According to the complaint, villas in the gated community were sold with assurances of a clubhouse, sewage treatment plant (STP), water treatment plant (WTP), drinking water infrastructure, 100% power backup, security systems, sports facilities and landscaped recreational areas. While several villa owners had already taken possession and were residing in the project, many of these facilities remained incomplete years after purchase.To verify the claims, TG RERA commissioned the Engineering Staff College of India (ESCI) to inspect the site. The inspection found that while 21 villas were occupied, numerous common facilities remained unfinished. TG RERA directed the developer to adhere to the timelines it had itself committed before the ESCI inspection team. For works whose deadlines have already expired, TG RERA ordered completion within 60 days from the date of the order and warned that failure to comply could invite penal action under the Real Estate (Regulation and Development) Act, 2016.
