Realty firm BPTP Ltd on Tuesday said it will invest Rs 1,200 crore to develop a luxury housing project in Gurugram as part of its expansion plan.In a statement, the company said it has launched a residential project, 'Downtown 66', comprising 504 apartments, at Sector 66, Gurugram."The project is being developed with an estimated investment of approximately Rs 1,200 crore," BPTP said.The investment will be largely funded through internal accruals, according to the company.Construction work on the site has already started, and the realty firm is likely to complete the project in the next 4 years.BPTP expects total revenue of more than Rs 2,500 crore from the upcoming project, with prices starting at Rs 5.32 crore.Vineet Nanda, Chief Business Officer of BPTP Ltd, said, "Gurugram continues to witness strong demand for premium residential developments, driven by evolving buyer preferences for integrated, lifestyle-led communities in well-connected urban corridors." Homebuyers are looking beyond conventional housing formats and are increasingly prioritising walkability, wellness, social infrastructure and curated living experiences, he added.BPTP Ltd is expanding its business and launching housing projects to meet consumer demand.Last month, BPTP Ltd launched a new residential project, 'Skynest', in Sector 80, Greater Faridabad. The company will invest around Rs 1,100 crore to develop this luxury housing project comprising 325 units.With a sharp escalation in land cost across Gurugram, Noida and Greater Noida, real estate developers are largely focusing on launching premium, luxury and ultra-luxury housing projects.According to real estate brokerage firm PropTiger, the sales of residential properties in Delhi-NCR rose 11 per cent to 9,447 units during January-March 2026 from 8,477 units in the year-ago period.
