Pictured here: a view of the Atlanta skyline over Piedmont ParkgettyLooking for the best places to live in the U.S. or the most affordable spots to stretch your dollar in 2026? Niche just released its “Best Places to Live in America” report, which offers a data-driven look at the best cities, suburbs and neighborhoods across the countryThe report, now in its 12th year, analyzes more than 230 cities and 18,000 places using a mix of public data and millions of resident reviews. The data draws from sources like the U.S. Census Bureau, Bureau of Labor Statistics and CDC. Niche analyzes various categories, including the best cities (urban areas with a population of 100,000+), best places (non-rural towns with populations of 1,000+), best suburbs, best neighborhoods, the cities with the lowest cost of living, best spots for young professionals and more.“Niche creates these rankings to help people make one of the most important decisions in their lives with clear, data-driven insights,” Allison Shrivastava, economist at Niche, told me in an interview. “Right now, that guidance is especially valuable because people are rethinking what matters most to them. Historically, many moved to large urban areas for opportunity, but rising housing costs have forced a recalibration.”This year, one theme rises to the top: affordability is more important than ever as more Americans are reconsidering where and how they want to live, weighing the cost of living alongside quality of life, job opportunities and community. “As housing prices continue to rise, more people are prioritizing places where their money goes further,” says Shrivastava. “We’re also seeing growing interest in affordable cities in the Sun Belt, which are becoming increasingly attractive due to their lower cost of living and strong job markets.” Another big shift in 2026: Smaller, walkable communities are rising to the top. “Smaller, walkable communities are performing well because they align with what many people now prioritize,” says Shrivastava. “They offer a lower cost of living, a stronger sense of community and convenient access to amenities without long commutes.” In fact, this year’s top-ranked places tend to strike a balance between urban access and neighborhood livability. “People aren’t just looking for excitement; they want a sense of community,” says Shrivastava.Compare this year’s results to last year’s list of the best (and most affordable) places to live in America, as well as previous reports that I’ve covered in 2024, 2023, 2022 and 2021.So what are the best places to live in America in 2026?
