Sumadhura Group is betting ₹17,000 crore on its next phase of growth, targeting a 45-million-square-foot development pipeline across residential, commercial and warehousing projects through 2030, as the Bengaluru-based developer looks to build a larger and more diversified real estate platform.Under its Vision 2030 plan, residential will remain the core growth engine, accounting for 35 million sq ft of the planned pipeline. Commercial projects will contribute 4.2 million sq ft, while another 6 million sq ft will come from warehousing and logistics. The company expects the planned investments to generate a gross development value of around ₹38,000 crore, with a target of ₹22,000 crore in pre-sales and ₹14,000 crore in collections over the next four years. Sumadhura said it may raise up to ₹3,000 crore in debt, while the bulk of the investment will be funded through internal accruals and sold receivables.Commercial FootprintThe developer is also stepping beyond its traditional residential focus. It is entering the villa segment near Sarjapur with a 24-acre project and expanding its commercial footprint on Bengaluru’s Outer Ring Road through a 2.5-million-sq-ft project, Sumadhura Platinum Square, involving an investment of about ₹3,950 crore. The commercial portfolio is expected to generate annual rental income of about ₹700 crore, while its warehousing assets could add another ₹225 crore. The company aims to build a stronger annuity-income stream alongside residential development.Strategic FitIts first major foray into logistics is in Chennai’s Red Hills, where it has acquired 52 acres for a 1.2-million-sq-ft built-to-suit facility, involving a planned investment of ₹400 crore. The company is also evaluating residential and commercial opportunities in Chennai. While Sumadhura is exploring markets including Mumbai and Pune, it said it would not rush expansion, prioritising strategic fit, execution capability and long-term value.
