Featherlite is stepping up its real estate development play, with around 2 million sq ft in projects planned over the next three to four years, as the company looks to scale its presence across commercial and residential segments, Aditya Chellaram, Executive Director, Featherlite Developers, said.The company, which began its real estate business in 2008, has developed around 2.5 million sq ft under its own brand and has another 500,000 sq ft under construction. This is expected to take its own development footprint to around 3 million sq ft by the end of next year.“We are looking to build larger projects of commercial and also residential scale ourselves,” Chellaram said, marking a shift from Featherlite’s earlier strategy of partnering with larger developers for projects that were beyond its development capacity.The company has largely focused on commercial real estate, with marquee assets including The Address in Bengaluru and Chennai. It is currently developing Featherlite Signature, a 400,000-sq-ft project at Cessna Business Park, besides smaller commercial and industrial projects in Bengaluru and Chennai.Featherlite is also preparing for a larger commercial development on the airport road. The 1.2-million-sq-ft tech park is expected to begin around 2029 and take about three years to complete, with an estimated construction cost of ₹500 crore, excluding land value.On the residential side, the company is entering Bengaluru with a 10-acre land parcel on Budigere Road. The proposed project is expected to span about 1.2 million sq ft and comprise 500-600 apartments, with the company targeting the premium segment rather than ultra-luxury housing.Featherlite is targeting revenue of about ₹150 crore this year, with profit expected at over ₹60 crore, Chellaram said.Published on August 25, 2026
