This significant transaction involves an enterprise value of Rs 1,700 crore for the property.(In Photo: Commuters walk through Bandra-Kurla Complex (BKC))Mumbai: Brookfield India Real Estate Trust and NCW’s Prime Offices Fund have entered into binding agreements to jointly acquire a 264,000 sq ft office space in G Block, Bandra-Kurla Complex (BKC), Mumbai, for an enterprise value of Rs 1,700 crore.The three contiguous office floors will be acquired from a Brookfield private real estate fund through an equal partnership between Brookfield India REIT and Prime Offices Fund, managed by Nuvama and Cushman & Wakefield Management (NCW). The fund, which marked its final close at Rs 4,000 crore in 2026, targets commercial office assets across key markets in India. Its existing portfolio spans around 4 million sq ft of leasable area across cities.“This acquisition marks an important milestone in our portfolio strategy, providing us with a foothold in Mumbai through BKC – India’s leading front office market. It manages the Prime Offices Fund, which focuses on commercial office assets across Indian markets.In the quarter ended June, Brookfield India REIT achieved gross leasing of 1.1 million sq ft, with an average re-leasing spread of 14%. It also completed 0.6 million sq ft of early renewals for lease expiries beyond 2026-27, including the renewal of 80% of Airtel Center. Committed occupancy stood at 93%, up 4% year-on-year. Operating lease rentals rose to Rs 714 crore from Rs 457.7 crore in the corresponding quarter of 2025-26, while net operating income increased to Rs 756.6 crore from Rs 498.6 crore. The REIT declared distributions of Rs 5.60 per unit.Brookfield India REIT raised Rs 2,600 crore through a qualified institutional placement in April and said it has balance sheet capacity and a pipeline of sponsor-owned assets for potential acquisitions.Brookfield India REIT currently has 11 assets across Delhi, Mumbai, Bengaluru, Gurugram, Noida and Kolkata, with 37.2 million sq ft of total leasable area.
