The report, titled ‘Shaping Future Scale: Eastern India as a Vital Engine for Industrial and Logistics Growth’, attributed the growth to strong occupier demand, infrastructure investments and improving multimodal connectivity in the region.Industrial and logistics (I&L) take-up in Kolkata reached about 1.8 million sq ft in H1 2026, up 69 per cent from the previous six-month period, the report said.Fast-moving consumer goods (FMCG) leasing surged four-fold y-o-y in H1 2026, led by major food and beverage players, it added.Third-party logistics (3PL) players remained the largest driver of leasing activity, accounting for 35 per cent of cumulative I&L space take-up in the city since 2020, according to the report.About $170 million has been invested in Kolkata’s I&L sector between 2020 and H1 2026, it said.The report projected about 3 million sq ft of new warehousing supply by H1 2027, with institutional developers expected to deliver around 70 per cent of the pipeline.Eastern India’s logistics ecosystem is diversifying beyond Kolkata, with Guwahati emerging as a gateway to the Northeast and Bhubaneswar gaining momentum as an industrial hub, the report noted.Strong infrastructure push, multimodal connectivity and manufacturing growth are expected to support sustained leasing and attract deeper institutional investment in the region going forward, it added.Published on August 10, 2026
