New Delhi: DLF has sold a residential apartment in its ultra-luxury residential project, The Dahlias, to Madhusudan Murlidhar Kela, an Indian businessman and investor for Rs 120.71 crore.At almost Rs 2 lakh per sq ft, the apartment spread over 6,233 sq. ft. of carpet area, has set a new benchmark for Gurgaon with price being at par with prime Mumbai areas and bungalows in Lutyens Delhi.According to documents shared by data analytics firm CRE Matrix, the apartment comes with five basement parking spaces.Kela could not be contacted for comments.Earlier, an industrialist based in NCR bought four apartments at the same complex for close to Rs 380 crore.Former Indian cricketer Shikhar Dhawan had also bought a 6,000 sq ft apartment in the building.DLF has given sales guidance of Rs 20,000 crore for FY27, broadly in line with FY26, as it expects super-luxury project, The Dahlias, to continue to drive sales in FY27.DLF reported a net profit of Rs 1,265 crore in Q4 FY26, almost unchanged from Q4 FY25, while new sales bookings in FY26 stood at Rs 20,143 crore, slightly lower than Rs 21,223 crore in the previous year.The company also ended the year with zero gross debt in its development business and a net cash surplus of Rs 14,155 crore.DLF’s The Dahlias has so far recorded sales of Rs 18,569 crore over 18 months, with 60% of the inventory sold.The project has a total revenue potential of around Rs 42,000 crore.This development comprises 420 residences across 29 levels and 8 towers spread across 7.5 million square feet and will also include 15 duplex penthouses, and 3.5 lakh sq ft clubhouse.Gurgaon has seen the some of the costliest real estate transaction in NCR in recent years surpassing Lutyens Delhi for the first time with per sq ft price in the city overtaking Mumbai at par with London and Dubai.Though demand for trophy assets remains strong in Lutyens Delhi, the lack of supply has forced the Ultra High Net Worth Individuals (UHNIs) to move.
