The latest revision of land prices across the State is expected to give boost to real estate business plugging leakages and enhancing revenue to the tune of around ₹1,800 crore to the government.But the latest upward revision is likely to impact the Government’s finances too, thanks to a series of infrastructure projects in the pipeline. With the revised land prices already becoming operational, Government is likely to rework the project costs factoring in the escalation on account of the new prices.Several projects like Bharat Future City, green field expressway, Metro rail second phase, radial roads and Regional Ring Road in addition to major irrigation projects like Palamuru-Rangareddy Lift Irrigation Scheme, will require land, which the government has to invariably acquire for completing the projects.The magnitude of the requirement can be gauged from Chief Minister A. Revanth Reddy’s own words that claim that around 4,000 acres of land are yet to be acquired for the PRLIS project. The Chief Minister, who was on a two-day visit to the pending projects of Mahabubnagar district, directed officials to focus on land acquisition as top priority as it is a key component of infrastructure projects. And, the land required has to be invariably acquired at the revised rates that could result in at least some cost escalation for the proposed projects.The upward revision ensured that land values in rural areas, particularly those abutting the national highways, have almost doubled while it was to come down in urban areas. Senior officials opine that since the basic land values have been revised with effect from June 5, the Government will have to pay compensation in line with the revised rates, and this would result in cost escalation of the proposed projects.The Core Urban Regional Economy (CURE) area in general and the Bharat Future City project in particular, for which the Government had already initiated land acquisition, will be the first to be impacted. Plans have been prepared for the green field expressway and radial roads connecting the Future City with Outer Ring Road, with an estimated ₹4,600 crore, and the Government has acquired over 400 acres already at old prices.
