Government agency Homes England and developers The Hill Group have bought Cambridge Airport with the goal of building 10,000 homes, a train station and even a stadium22:29, 03 Jun 2026A plan to build 10,000 homes and create 9,000 new jobs has been announced after developers bought Cambridge Airport and surrounding land.‌The new owners, Homes England and The Hill Group, said a new railway station was also planned for the site along with the possibility of a "new stadium, new venues [and] film studios".‌Andy Hill, founder and chief executive of The Hill Group, said: "Our plans include 10,000 homes, it could be a little bit more, a new railway station [and] major infrastructure as well as a park and ride."‌Homes England added the new development, dubbed Cambridge East, would be "one of the UK's largest urban extension projects" following the purchase from the Marshall Group.Mr Hill said the Cambridge East development would be “a unique opportunity to create a thriving, sustainable new neighbourhood” in the region.‌In a speech announcing the plans, Mr Hill said the developers were “open to all ideas” and wanted to make Cambridge East “the destination people come to when they visit Cambridge”.Local residents would have a chance to inform the masterplan, he assured the audience today, adding that the development would deliver “what the community wants”.The project, which will use about 700 acres covering Cambridge City Airport and adjacent land, would also deliver about three million sq ft (278,709 sq m) of commercial space.‌Amy Rees, chief executive of Homes England, government's housing and regeneration agency, said: “This is a fantastic example of how public and private sector collaboration can bring forward much-needed new homes, helping to create a new sustainable community that delivers real opportunities and long-term benefits for local people.“A core part of our role is unlocking the potential of places, supporting them to become thriving communities and accelerating locally led plans for housing and regeneration. This ambition has underpinned the collaboration between Hill and Homes England, and I am delighted by news of this acquisition.”Article continues belowThe proposed Cambridge East station could connect people living and working in the new development to central Cambridge and London, as well as extending onwards to Bedford and Oxford, the government said in an announcement today. The Marshall Group will relocate its operations by mid-2029, with an initial phase of up to 500 homes starting the same year.Peter Freeman CBE, Chair of the Cambridge Growth Company which would work with The Hill Group to deliver the project, said: “Cambridge East is a once in a generation opportunity to transform a site that has played an important role in Cambridge’s history into a truly exceptional new neighbourhood for the city and generations to come.Housing Secretary Steve Reed called the plans "exactly the type of new community this country is crying out for”. He added that the new homes would “help people get a foot on the housing ladder, backed up with good jobs, modern transport links and beautiful green spaces.”
