Adani Properties has emerged as the highest bidder for two of Mumbai’s large cluster redevelopment projects, Adarsh Nagar in Worli and Bandra Reclamation, being undertaken by the Mumbai Housing and Area Development Board (MHB), a constituent board of the Maharashtra Housing and Area Development Authority (MHADA).For the 34.33-acre Adarsh Nagar project in Worli and the 98.27-acre Bandra Reclamation project, Adani Properties submitted the highest financial bids, positioning the company to undertake two major redevelopment schemes in some of Mumbai’s most sought-after locations.For the 73.89-acre Sardar Vallabhbhai Patel (S.V.P.) Nagar cluster redevelopment project in Andheri West, the highest bid was submitted by a consortium comprising JSW Group’s Hanura Realty, Chandak Realtors, Premsagar Infra Realty and Vantier Realty.MHADA said the proposals for acceptance of the bids submitted by the highest bidders for all three projects will now be placed before the High-Powered Committee constituted for these redevelopment schemes. Following the committee’s approval, the proposals will be submitted to the Maharashtra government for final clearance.The Mumbai Board had floated tenders on April 8, for the appointment of redevelopment agencies for the three projects. The last date for submission of bids was May 18, while the financial bids were opened on May 27 after completion of the technical evaluation process.The three projects, to be undertaken through Construction and Development Agencies (C&DAs), together cover more than 206 acres and are among the largest redevelopment initiatives being pursued by MHADA in Mumbai. The cluster redevelopment model is aimed at transforming the aging housing stock and improving infrastructure through integrated planning and redevelopment.Under the proposed redevelopment framework, eligible residents will be provided transit rent during the construction period and a corpus fund towards maintenance. According to MHADA, the projects are intended to deliver modern housing, upgraded civic infrastructure and enhanced amenities while promoting planned urban development.The authority expects the projects to improve living conditions for thousands of residents and create sustainable neighbourhoods through comprehensive redevelopment of existing housing clusters. Final award of the projects will be subject to approvals from the High-Powered Committee and the state government.
