A 25MW AI data center is being built in Warren County, McMinnville, Tennessee.
The project, Hixson Data Center, is described as a state-of-the-art AI campus, spanning 96,065 square ft (8,925 sqm) across two levels, purpose-built for high-density compute workloads and designed to support the Nvidia GB200 NVL72.

The project is expected to be completed in the first quarter of 2028. The developer is currently in the process of financing and seeking a single tenant for all 25MW of IT capacity.
Hixson’s website says the site is on industrial zoned land, adjacent to transportation corridors and Railroad Spur.
